What factors might trigger earlier renovations for an Even Hotels franchise?

Answer from 2025 FDD Document

In addition to your obligation to repair and maintain the hotel on an ongoing basis, and regardless whether Holiday has required you to establish a Capital Reserve, you must complete significant renovations of the Hotel, including, but no limited to, the public areas, guest rooms and guest room corridors. The mandatory renovations include replacement of Soft Goods at least every seven (7) years after such Soft Goods were installed and replacement of Case Goods at least every fourteen (14) years after such Case Goods were installed, although earlier or more frequent renovations or replacements may be required to maintain compliance with the Standards, quality and guest satisfaction programs or to remove risk of injury to persons or property and to comply with legal requirements.

What This Means (2025 FDD)

According to Even Hotels' 2025 Franchise Disclosure Document, while mandatory renovations include replacing soft goods every seven years and case goods every fourteen years, earlier renovations may be required. These earlier renovations are necessary to maintain compliance with the brand's standards, quality and guest satisfaction programs, to remove any risk of injury to persons or property, or to comply with legal requirements.

This means that Even Hotels franchisees need to be prepared for potential renovation expenses beyond the standard schedule. Factors such as changes in brand standards, declining guest satisfaction scores, identification of safety hazards, or new legal requirements (like changes to ADA standards) could all trigger the need for earlier-than-expected renovations. These renovations could encompass various aspects of the hotel, including public areas, guest rooms, and corridors.

Prospective Even Hotels franchisees should carefully consider these potential costs and ensure they have sufficient capital reserves to address them. It would be prudent to discuss with the franchisor the types of issues that have historically triggered early renovations at other Even Hotels locations. Understanding these potential triggers can help franchisees better plan for and manage their renovation budgets.
