What This Means (2025 FDD)

According to Even Hotels' 2025 Franchise Disclosure Document, franchisees must pay support fees for systems that interface with the Property Management System (PMS). These systems include the telecommunications system, the electronic door locking and keycard system, and specialized sales software. The costs associated with these systems can vary based on the hotel's technology requirements, and hardware and software maintenance fees may fluctuate depending on the number of rooms at the hotel.

Franchisees are also responsible for obtaining ongoing maintenance and support for the required PMS software, including upgrades and new versions, as well as other software like operating system upgrades and endpoint protection software. The endpoint protection software is part of the Total Protection for Network (ToPS), managed by AT&T through the FastConnect SD-WAN solution. Oracle will bill and collect the fee for the required PMS software support, with the PMS Provider offering the support.

Additionally, franchisees must secure ongoing equipment maintenance for the PMS hardware, arranged through either SCH or an approved vendor. The PMS provider or SCH will provide a third-party license and/or hosting agreement for the use of the PMS software, necessitating a signed agreement with the PMS provider designated by SCH. The PMS license agreement encompasses ongoing maintenance and support for the PMS software, with the PMS Provider billing annually for the support fee, which is included in the overall estimate for the PMS. The PMS Provider may only increase the maintenance and support fee once per calendar year. Fees for local and long-distance telephone service and line charges are not included in the estimated fees.
