What This Means (2025 FDD)
According to Epcon Communities' 2025 Franchise Disclosure Document, Higharc Inc., a third-party contractor, provides construction-related services to Epcon Communities and its qualifying franchisees through a cloud-based platform. These Higharc Services include the creation of job-specific construction drawings. These drawings are tailored to match the structural option selections made by each homebuyer.
For a prospective Epcon Communities franchisee, this means that Higharc provides a tool to generate customized construction plans based on the specific choices of the homebuyer. This service is part of a broader suite of tools that includes access to current versions of detached home plans from the "P-Series" and "R-Series", a community management tool for tracking available units and inventory, and enhanced sales and marketing materials that allow for personalization of the plans.
In addition to the job-specific construction drawings, Higharc also generates job-specific key measure reports. These reports are designed to provide guidance in estimating the quantities of materials needed for the construction of a unit. The FDD specifies that the services provided by Higharc may change over time without prior notice to the franchisee, so franchisees should stay informed about the current offerings.
