What This Means (2025 FDD)

According to Epcon Communities' 2025 Franchise Disclosure Document, franchisees may be required to participate in a homeowner survey program. The current cost to participate includes a one-time fee of $200 and a per survey fee of $49. Epcon Communities recommends that franchisees obtain a minimum of one survey immediately after closing and one follow-up survey six months after closing. The fees are subject to change by the survey provider. Currently, Avid Ratings, Inc. is the recommended homeowner survey provider.

This means that, as an Epcon Communities franchisee, you may need to budget for these survey costs. For each home you sell, you might pay $200 upfront and then $49 for each survey conducted. If you follow Epcon Communities' recommendation of two surveys per home, your total survey cost per home would be $298 ($200 + $49 + $49). These amounts are payable to the survey provider upon billing.

It's important to note that these fees are subject to change by the survey provider, so the actual cost may vary over time. Also, Epcon Communities has the right to require franchisees to use a designated supplier for these surveys, which could impact the cost and the specific provider used. Franchisees should factor these potential survey costs into their overall budget and business plan.
