What This Means (2025 FDD)
According to Epcon Communities' 2025 Franchise Disclosure Document, payments made to Epcon Communities or Epcon Marketing, as described in Item 7, are not refundable. However, there is an exception for due diligence deposits paid to land sellers when purchasing raw land or developed lots; these deposits may be refundable.
This policy means that any fees paid directly to Epcon Communities or Epcon Marketing, such as the Initial Franchise Fee of $75,000 or the Initial Marketing Program Membership Fee of $5,000, are non-refundable. This is a standard practice in franchising, as these fees typically cover the franchisor's initial costs of setting up the franchisee and providing initial training and support.
For a prospective Epcon Communities franchisee, it is crucial to understand which payments are made to Epcon Communities or Epcon Marketing and to factor in the non-refundable nature of these payments when budgeting for the initial investment. Franchisees should also clarify the specific conditions under which due diligence deposits for land purchase might be refundable, as these payments are made to third-party land sellers, not directly to Epcon Communities.
