What This Means (2025 FDD)
According to Epcon Communities' 2025 Franchise Disclosure Document, the net change in company-owned outlets during the 2023 fiscal year was an increase of 5 outlets. The number of company-owned outlets started at 13 at the beginning of 2023 and ended the year with 18.
It is important to note that Epcon Communities itself does not operate any company-owned development projects. Instead, these outlets are operated by its affiliates: Epcon, Epcon Carolinas, Epcon Georgia, and Epcon Indiana. These affiliates develop projects similar to those that franchisees would develop.
The number of company-owned outlets can fluctuate as development projects are completed and units are sold. Once the last unit in a project is sold, the project ceases operation, which affects the total number of company-owned outlets reported.
