A franchisee's Market Area Agreement sets out the geographic area within which the franchisee's project may be located. Beginning in April, 2019, franchisees who would like to develop more than one project, must sign a new Franchise Agreement and Market Area Agreement for each project.

What This Means (2025 FDD)

According to Epcon Communities' 2025 Franchise Disclosure Document, there were zero franchised outlets reacquired by the franchisor in 2022. This data is based on the information provided in Item 20, which details the status of franchised outlets for the fiscal years 2022, 2023, and 2024. The column 'Re-acquired by Franchisor' indicates the number of outlets that Epcon Communities took back during each of those years.

Specifically, the table provides a breakdown by state, showing the number of outlets at the start of the year, outlets opened, terminations, non-renewals, re-acquisitions by the franchisor, outlets that ceased operations for other reasons, and the number of outlets at the end of the year. For 2022, across all states listed, the number of outlets reacquired by Epcon Communities is consistently zero.

This suggests that during 2022, Epcon Communities did not reacquire any of its franchised locations. Prospective franchisees may find this information reassuring, as it indicates that the franchisor is not actively taking back franchises. However, it is important to consider other factors such as terminations and non-renewals, which could indicate other forms of franchise exits. It is also worth noting that the absence of re-acquisitions does not necessarily reflect the financial health or performance of individual franchises.
