What This Means (2025 FDD)
According to Epcon Communities' 2025 Franchise Disclosure Document, the website used to promote projects is maintained either by Epcon Communities or a business entity selected by them. Currently, Epcon Marketing, an affiliate of Epcon Communities, maintains the website. The website promotes the projects of franchisees as well as those of Epcon Communities and its affiliates, including Epcon Carolinas, Epcon Indiana, Epcon Tennessee, and Epcon Georgia.
Epcon Communities provides franchisees with web pages on the site for each of their projects. Franchisees must supply the necessary information to Epcon Communities to facilitate the creation of these web pages before commencing any marketing or sales activities. While Epcon Communities can terminate the website and associated web pages at any time, franchisees are granted access to the administrative portion of www.epconcommunities.com to update their web content periodically.
Each franchisee must designate an employee to serve as the website administrator, responsible for providing content updates to their web pages. Franchisees are also required to pay Epcon Marketing an Initial Marketing Program Membership Fee of $5,000 for each project. This fee, along with a Marketing Program Fee of $625 per month per project, contributes to the advertising fund administered by Epcon Marketing, which is used to promote franchisee and affiliate projects.
