According to the 2025 FDD, the conceptual site plan layout for an Epcon Communities project is not required to include utility plans, grading plans, or preliminary or final engineering. Epcon Communities provides franchisees with prototypical plans and specifications for units, clubhouses, and pavilions. These include foundation plans, floor plans, roof plans, wall sections, exterior elevations, cabinetry shop drawings, plumbing schematics, electrical schematics, and HVAC schematics. Additionally, franchisees receive sample site and landscape plans from a recent project developed by Epcon Communities' affiliates.
