What This Means (2025 FDD)
According to the 2025 Epcon Communities FDD, franchisees must pay an Initial Marketing Program Membership Fee of $5,000. This fee is payable to Epcon Communities or an entity they designate to operate a franchise system-level marketing program. The fee is due when the Franchise Agreement is signed.
This one-time fee grants the franchisee access to Epcon Communities' web-based resources related to the Development System. It also provides access to marketing assets created for use across the franchise system, accessible through an intranet website maintained by Epcon Communities or their designee.
Item 7 of the FDD also includes a table that summarizes the initial fees. The table shows that the Initial Marketing Program Membership Fee is $5,000, is paid in a lump sum, is due at the signing of the Franchise Agreement, and is payable to Epcon Communities. This fee, like the Initial Franchise Fee and Mortgage and Security Agreement Recording Fees, is non-refundable.
