Answer from 2025 FDD Document

We do not restrict the types of goods or services that you may offer, except that you are prohibited from modifying our Development System (except as necessary to comply with building codes and permits, and local, state and federal laws) and, in your development of Epcon Communities projects, you must comply with the specifications of the Development System.

What This Means (2025 FDD)

According to the 2025 Epcon Communities Franchise Disclosure Document, when developing Epcon Communities projects, franchisees must adhere to the specifications outlined in the Development System. The Development System encompasses copyrighted architectural plans, building designs, and uniform methods that Epcon Communities uses for its residential community development projects.

This requirement ensures consistency across all Epcon Communities developments, maintaining the brand's standards and reputation. However, franchisees can modify the Development System as necessary to comply with local building codes, permits, and laws. This flexibility acknowledges that regulations vary by location and that franchisees must meet local requirements.

Franchisees are prohibited from modifying the Development System beyond what is legally required. Unauthorized use of Epcon Communities' copyrighted materials or the Development System constitutes copyright infringement, which highlights the importance of strict compliance. This restriction aims to protect the integrity and uniformity of the Epcon Communities brand, ensuring that all projects align with the company's established standards.
