Does Engel & Volkers reserve the right to make changes in the System Documentation?

According to Engel & Volkers' 2025 Franchise Disclosure Document, Engel & Volkers has the right to modify the System Documentation at any time, using its sole business judgment. The System Documentation contains details of the Engel & Volkers System and its application. Franchisees must operate their real estate brokerage according to the mandatory instructions within the System Documentation, including any amendments or modifications made over time.

Engel & Volkers may communicate mandatory and suggested standards, methods, procedures, and specifications through the System Documentation or via written or electronic media. Franchisees are required to follow the instructions in the most recent version of the System Documentation. In cases of doubt, the master version of the System Documentation kept at Engel & Volkers' head office will take precedence.

For a prospective franchisee, this means that the operational guidelines and standards of the Engel & Volkers franchise are subject to change. Franchisees must stay updated with the latest versions of the System Documentation and implement changes as required. While Engel & Volkers has the right to make these changes, the FDD also stipulates that Engel & Volkers' actions must be based on a reasonable business judgment, intended to benefit the Engel & Volkers System or its profitability.
