    1. If you do not own building space for your business, you must lease or purchase the business premises. Your real estate brokerage must be an appropriate and a location approved by us before signing a lease. You might incur built-out cost if the interior and/or exterior of your location to meet our design specifications as set forth in the System Documentation. We recommend the size of the real estate brokerage to be approximately 750 to 2,000 square feet.
    1. If you operate your own Engel & Völkers Residential Real Estate Brokerages, you, the person managing your real estate brokerage, and all sales advisors, must maintain a real estate broker's or salesperson's license.
    1. You must purchase furniture, equipment, signage reflecting the Engel & Völkers corporate identity.

Engel & Volkers requires that the interior and/or exterior of the location meet their design specifications as set forth in the System Documentation. The franchisee might incur build-out costs to meet these design specifications. Engel & Volkers will provide a list of required specifications in the Engel & Volkers System Documentation after the Franchise Agreement has been signed.

Within 3 months of opening an Engel & Volkers Residential Real Estate Brokerage, the franchisee must hold an opening public relations event at their own expense at the retail location. The FDD estimates these costs to range from $5,000 to $25,000, depending on the size and type of event organized. The franchisee is responsible for covering all costs related to this event.
