What This Means (2025 FDD)
According to Engel & Volkers' 2025 Franchise Disclosure Document, franchisees are permitted to use their premises specifically for operating a Residential Real Estate Brokerage and conducting related promotional activities. The Engel & Volkers franchise must keep the real estate brokerage open during local normal business hours to provide residential real estate brokerage services.
Engel & Volkers explicitly prohibits franchisees from using the real estate brokerage premises for any other purpose or activity at any time. This restriction ensures that the focus remains on residential real estate services and maintains the brand's specific market positioning.
In addition to the Residential Real Estate Brokerage, Engel & Volkers franchisees may also operate an Administrative Location. The Administrative Location is to be used solely for housing administrative and support personnel and performing administrative tasks related to the franchised business. Public traffic, on-site client interactions, and real estate transactions are not permitted at the Administrative Location, ensuring it remains separate from the direct sales activities of the Residential Real Estate Brokerage.
