What This Means (2025 FDD)

According to Engel & Volkers' 2025 Franchise Disclosure Document, Engel & Volkers will maintain reasonable availability to its technology network during the operation of the franchised business. The Franchise Agreement, Section 5.1.6, specifies this obligation. Engel & Volkers also integrates new franchisees into its information technology network before they open their Engel & Volkers Residential Real Estate Brokerage.

Engel & Volkers requires franchisees to use specified computer equipment that meets minimum standards detailed in the System Documentation to participate in the Engel & Volkers System. While there are currently no required minimum memory or other standards described in the System Documentation, franchisees must upgrade hardware components as needed based on industry standards, processing requirements, and Engel & Volkers' discretion. Engel & Volkers also provides an online service, engelvoelkers.com or evrealestate.com, where franchisees and sales advisors can post listings. The use of this service is included in the National Marketing and Technology Fund fee. However, franchisees must obtain appropriate connectivity and browser software, as well as any necessary platform upgrades. Franchisees may also choose to have a profile page (subdomain) displayed on these websites, and request other options at additional costs. Engel & Volkers may periodically modify its technology standards, requiring franchisees to upgrade or update their systems, with no contractual limitations on the frequency or cost of this obligation.
