This is called the "Engel & Völkers System" or "System". The Engel & Völkers System encompasses the experience of the Engel & Völkers Group. It includes the following elements: various intellectual property rights; practical knowledge and experience running real estate brokerages; specific real estate brokerage design standards; various System Documentations; an Integrated Product Suite; ongoing business administration, brand, marketing support; training courses; and opportunities to exchange information and experiences. We continuously are developing the System, introducing changes on a temporary or permanent basis, due to changing market conditions and other developments. The System is generally applied the same way to all franchisees and throughout the U.S., but based on peculiarities of the particular market area or circumstances such as its business potential, population, existing businesses practices and other conditions we consider important to the successful operation of Engel & Völkers Residential Real Estate Brokerages we may adjust the System in different geographies or for specific circumstances. We also offer special programs and designations that are only available to franchisees that meet certain crtieria. If you do not satisfy such criteria, you will not be permitted to participate in such programs and designations.

Franchisees also benefit from an Integrated Product Suite, ongoing business administration, brand, and marketing support, as well as training courses. The system also provides opportunities for franchisees to exchange information and experiences. Engel & Volkers continuously develops the System, introducing changes on a temporary or permanent basis, due to changing market conditions and other developments.
Engel & Volkers generally applies the System the same way to all franchisees throughout the U.S. However, the company may adjust the System in different geographies or for specific circumstances based on peculiarities of the particular market area or circumstances such as its business potential, population, existing businesses practices and other conditions Engel & Volkers considers important to the successful operation of Engel & Volkers Residential Real Estate Brokerages. Engel & Volkers also offers special programs and designations that are only available to franchisees that meet certain criteria. If a franchisee does not satisfy such criteria, they will not be permitted to participate in such programs and designations.
In addition, Engel & Völkers Technology GmbH provides certain technology support services to franchisees. Engel & Volkers also stipulates that franchisees and their staff must protect the reputation and value of the Engel & Volkers System and Trademarks and observe any best practices stipulated in the Engel & Volkers System Documentation, including any Code of Ethics they may develop. Franchisees and their staff will provide real estate brokerage services and will interact with customers, the general public, other franchisees, Engel & Volkers and its affiliates in accordance with the highest professional standards.
