quality and service. You must not deviate from our standards and specifications without our prior written consent.

What This Means (2025 FDD)
According to Engel & Volkers' 2025 Franchise Disclosure Document, franchisees must operate in conformity with the methods, standards, and specifications required by Engel & Volkers to maintain uniformity within the system and provide quality service. Franchisees are not allowed to deviate from these standards and specifications without prior written consent from Engel & Volkers. This ensures that all Engel & Volkers locations maintain a consistent brand image and service level. Engel & Volkers documents these standards in their System Documentation, which they may modify over time.
This requirement means that franchisees must adhere to Engel & Volkers' established business model, marketing strategies, operational procedures, and customer service protocols. Engel & Volkers issues and modifies these standards and specifications through the System Documentation as it deems necessary or appropriate for management, marketing, operations, and management efficiency. Franchisees will be informed of new or modified standards via email, letters, in-house brochures, or conferences.
Engel & Volkers also requires franchisees to utilize only those design formats for advertising and displays which have been provided by Engel & Volkers. Franchisees must obtain prior written consent from Engel & Volkers to each and every advertising and/or sales promotion campaign design format unless it does not essentially depart from those previously practiced or recommended by Engel & Volkers and/or does not deviate from those outlined in the System Documentation. This control over advertising ensures brand consistency and prevents franchisees from using materials that could harm the Engel & Volkers brand or other franchisees.
The franchisee also agrees to operate its Residential Real Estate Brokerage in accordance with the mandatory instructions contained in the System Documentation, as it may be amended or modified from time to time. Franchisees must also ensure that their Residential Real Estate Brokerage location and exterior brokerage designs (renderings) are compliant with the Engel & Volkers' System and System Documentation. Failure to comply with these standards constitutes a material breach of the Franchise Agreement.
