What This Means (2025 FDD)
According to the 2025 Engel & Volkers Franchise Disclosure Document, E&V Residential, established in 1977, holds significant responsibilities within the Engel & Volkers franchise system. It is primarily responsible for franchising activities outside of Germany and within Germany for the residential real estate segment. This includes granting both direct franchises and master franchises to third parties, enabling them to operate Engel & Volkers real estate brokerage franchises. E&V Residential began offering franchises in 1998 and until the end of 2007, it also handled franchising for the commercial property segment outside of Germany. As of December 31, 2024, E&V Residential had 465 franchisees operating in Europe, South America, and South Africa.
E&V Residential has granted master franchises in several countries outside the U.S., including Argentina, Colombia, the Balearic Islands, Chile, Hungary, Italy, Peru, South Africa, Switzerland/Lichtenstein, and Uruguay. These master franchisees, in turn, oversee 177 operational subfranchisees. Furthermore, E&V Residential's role expanded in August 2020 when it acquired Engel & Völkers Yachting GmbH, taking over its operations and outstanding franchise agreements. This means that E&V Residential also offers franchises in the yachting sector in Germany and various other countries, except for the United States, the Caribbean, and Central America.
In 2025, E&V Residential is expected to merge with E&V Marken, becoming the surviving entity and assuming ownership of the ENGEL & VÖLKERS and E&V trademarks. This consolidation would further solidify E&V Residential's position as a central figure in the Engel & Volkers franchise network, particularly in the residential real estate sector and increasingly in the yachting sector outside of specific regions like the U.S. and parts of the Americas. This indicates that E&V Residential plays a crucial role in the brand's global expansion and management, particularly in residential real estate and yachting outside of the US.
