Which entity has the exclusive master franchise territory for Engel & Volkers in Canada?
Engel_Volkers Franchise · 2025 FDDAnswer from 2025 FDD Document
2017 we dissolved EVNY.
On January 17, 2014 we incorporated Engel & Völkers Canada, Inc. ("E&V Canada"), an Ontario corporation in Toronto, Ontario, Canada. We are the sole equity owner of E&V Canada, which we have franchised to act as master franchisee for the residential real estate segment in Canada. E&V Canada is currently located at 2 Bloor Street West, Suite 700, Toronto, Ontario M4W 3E2, Canada. E&V Canada started offering franchises in June 2014. It does not operate the type of business you will operate.
On May 16, 2013 we organized Engel & Völkers New York Real Estate LLC ("EVNYRE"), a New York limited liability company. Until June 16, 2014 we participated as the sole member of EVNYRE, which is franchised by EVNY to own and operate a residential real estate brokerage in New York City, NY. We no longer own any membership interest in EVNYRE.

What This Means (2025 FDD)
According to Engel & Volkers' 2025 Franchise Disclosure Document, Engel & Völkers Canada, Inc. (E&V Canada) holds the exclusive master franchise territory for the residential real estate segment in Canada. Engel & Völkers Americas, Inc. is the sole equity owner of E&V Canada and has franchised it to act as the master franchisee. E&V Canada was incorporated on January 17, 2014, and began offering franchises in June 2014.
This means that E&V Canada has the exclusive right to grant franchises to others who want to open and operate Engel & Völkers Residential Real Estate Brokerages within Canada. Prospective franchisees in Canada would therefore need to work with E&V Canada rather than directly with Engel & Völkers Americas, Inc.
It is important to note that E&V Canada does not operate the same type of business that a potential franchisee would operate. Instead, its primary role is to oversee and support the franchise network within Canada. This master franchisee structure is common in franchise systems that operate across multiple regions or countries, as it allows for more localized management and support.
