What companies constitute the Engel & Volkers Group?

According to Engel & Volkers' 2025 Franchise Disclosure Document, the Engel & Völkers Group encompasses the experience of the Engel & Völkers affiliated group of companies for operating a residential real estate brokerage. Specifically, the Engel & Völkers Group consists of Engel & Völkers U.S. Holding GmbH, its successors or assigns (referred to as the "Parent"), and other affiliated companies.

This definition is important for prospective franchisees as it clarifies the relationship between the franchisee, the franchisor (Engel & Völkers Americas, Inc.), and the broader Engel & Völkers Group. While franchisees may interact with or receive services from other entities within the Engel & Völkers Group, the franchise agreement is solely between the franchisee and Engel & Völkers Americas, Inc.

It is crucial for franchisees to understand that neither the Engel & Völkers Group nor the Parent company is a party to the franchise agreement. Franchisees must look only to Engel & Völkers Americas, Inc. for the performance of obligations under the agreement. However, the FDD also states that the Engel & Völkers Group, the Parent, E&V Marken, and Grund Genug Verlag are each intended third-party beneficiaries of the agreement, giving them the right to enforce the terms of the agreement if Engel & Volkers Americas, Inc. fails to do so.
