Franchisee agrees and acknowledges that it must only have a Residential Real Estate Brokerage location and exterior brokerage designs (renderings) that are compliant with the ENGEL & VÖLKERS' System and System Documentation and that failure to do so will be a material breach of this Agreement.
Franchisee hereby agrees not to encourage or permit any activities in its Residential Real Estate Brokerage which are incompatible with this Agreement, the ENGEL & VÖLKERS System or with the type of properties covered by this Agreement.
Any exceptions to this rule shall require the prior written consent of Franchisor.

What This Means (2025 FDD)
According to Engel & Volkers' 2025 Franchise Disclosure Document, franchisees must ensure their Residential Real Estate Brokerage location and exterior designs comply with the Engel & Volkers system and system documentation. Failure to comply with these standards constitutes a material breach of the franchise agreement.
Additionally, Engel & Volkers franchisees must maintain the cleanliness and condition of their brokerage's furnishings and fittings at all times. Franchisees are responsible for arranging necessary repairs, redecorations, and replacements without delay and at their own expense. Any modifications to the brokerage design require prior written consent from Engel & Volkers.
Engel & Volkers also retains the right to mandate alterations or additions to the external and internal appearance of the Residential Real Estate Brokerage to adjust to market requirements, market needs, or competitive activities. However, these alterations are only required if a majority of similarly situated franchisees are also required to make the changes uniformly, ensuring a consistent brand image across the franchise system.
After de-branding, franchisees must ensure that the general appearance of their Residential Real Estate Brokerage and marketing materials do not appear significantly similar to Engel & Volkers' design elements and trademarks. This is to avoid confusion and maintain the distinctiveness of the Engel & Volkers brand, even after a franchise agreement ends.
