What This Means (2025 FDD)
According to Embassy Suites By Hilton's 2025 Franchise Disclosure Document, if a franchisee adds or constructs additional guest rooms at the hotel after the initial opening, they must pay a Room Addition Fee. This fee is currently $400 per additional guest room or suite.
The Room Addition Fee is due when the franchisee submits the Application for approval. It's important to note that this fee is non-refundable once Embassy Suites By Hilton approves the application.
In addition to the Room Addition Fee, a franchisee may also be required to pay a Property Improvement Plan (PIP) Fee of $10,000 if a PIP is required for the room addition project. This PIP Fee is due before the PIP inspection is scheduled. Therefore, franchisees should carefully consider these costs and payment timelines when planning any room additions to their Embassy Suites By Hilton hotel.
