What This Means (2025 FDD)

According to the 2025 FDD, Embassy Suites By Hilton licenses the use of the Hilton Property Engagement Platform (PEP) to the customer, which includes proprietary and certified third-party software. The interfaces, which are part of this software, are considered proprietary unless otherwise specified.

Embassy Suites By Hilton requires the customer to pay a license fee for each copy of the Proprietary Software and Certified Third Party Software. This fee is paid to HSS, the Preferred Provider, or another retailer approved by HSS. The license fee for PEP is a one-time charge that varies based on the number of guest rooms in the hotel. For instance, a hotel with 1 to 300 guest rooms will pay $8,000.00, while a hotel with 501 or more guest rooms will pay $12,500.00.

The license granted to the Embassy Suites By Hilton franchisee is personal, non-exclusive, and non-transferable. The software can only be used on authorized equipment and for the operation of the hotel. The franchisee is also responsible for accepting all patches, bug fixes, updates, version upgrades, maintenance, and service packs deemed necessary by HSS for the software's proper function and security. Failure to accept these updates may result in performance or security issues for which HSS is not responsible.
