According to Embassy Suites By Hilton's 2025 Franchise Disclosure Document, the average RevPAR Index of all comparable hotels in 2023 was 121.1. The RevPAR Index measures a hotel's revenue per available room relative to a grouping of hotels. An index of 100 represents a fair share compared to the aggregated group of hotels, so 121.1 indicates that Embassy Suites By Hilton hotels performed above average compared to their competitive sets.
The FDD specifies that the term "Comparable Hotels" includes those that were active and operating in the system for at least one full calendar year as of the end of the current period, open January 1st of the previous year, have not undergone a change in brand or ownership, have not sustained substantial property damage, have not removed or added a substantial number of guest rooms, and for which comparable results are available. As of December 31, 2024, 220 of the 258 Embassy Suites By Hilton hotels operating in the US were classified as comparable hotels.
