What This Means (2025 FDD)

According to Embassy Suites's 2025 Franchise Disclosure Document, the franchisee is responsible for maintaining and updating the Delphi and MeetingBroker systems. Embassy Suites is not obligated to provide any maintenance or updates for either of these systems. The franchisee must maintain and update them at their own cost to remain compliant with the brand's standards. There are no stated limits on the frequency or cost of this obligation.

The Delphi system, specifically Delphi.fdc, is a cloud-based sales and events system powered by Amadeus Hospitality. The setup costs for this system range from $900 to $41,000, with additional setup costs potentially applying based on the chosen implementation approach and the specific needs of the hotel. Franchisees also pay annual license fees and maintenance costs of $858 per user per year. These fees are paid to HSS, which then passes them through to the vendor. An optional on-property license fee includes a 10% markup, which Embassy Suites retains to help cover their costs in developing and maintaining the Delphi system for Network Hotels.

The MeetingBroker lead distribution platform may be required depending on the hotel's technology configuration, as it integrates with Delphi.fdc and other group booking systems. While there are no separate fees for the MeetingBroker platform, franchisees may need to sign a separate license agreement with Amadeus Hospitality to use it. A failure to maintain and update these systems at the franchisee's cost could result in non-compliance with Embassy Suites' standards, potentially leading to penalties or loss of benefits under the Franchise Agreement.
