What This Means (2025 FDD)

According to the 2025 FDD, Embassy Suites may require franchisees or their personnel to attend online ADA training and complete an independent survey conducted by an ADA consultant. This survey is used to determine the hotel's compliance with the Americans with Disabilities Act (ADA) in the event of a Permitted Transfer, Conversion, Relicensing, or Change of Ownership Transfer for the Hotel.

This requirement ensures that the Embassy Suites hotel adheres to ADA standards, providing accessibility and accommodations for individuals with disabilities. By assessing compliance through an independent survey, Embassy Suites aims to maintain brand standards and avoid potential legal issues related to ADA non-compliance. The training itself is currently offered without a separate fee.

For a prospective Embassy Suites franchisee, this means that during certain ownership changes, they may need to invest time in ADA training and potentially incur costs related to addressing any compliance gaps identified by the independent survey. It is important for franchisees to understand the scope of ADA requirements and factor in potential expenses for modifications or improvements to ensure the hotel meets accessibility standards. Franchisees should inquire about the specific criteria used in the ADA compliance survey and the potential costs associated with addressing any identified deficiencies.
