What This Means (2025 FDD)
According to Embassy Suites's 2025 Franchise Disclosure Document, if you are developing a new hotel, you must begin construction within 16 months of the date that Embassy Suites approves your application. You are also required to complete construction, receive authorization for opening, and actually open the Embassy Suites hotel within 36 months from the date of application approval.
These timelines are important for prospective franchisees to consider, as they set the boundaries for the development process. Failing to meet these deadlines could result in penalties or termination of the franchise agreement. Franchisees should carefully plan their construction schedules and ensure they have the necessary resources and approvals in place to meet these requirements.
For franchisees considering a conversion, re-licensing, or change of ownership, the FDD states that Embassy Suites will establish deadlines for upgrades on a project-by-project basis. For suite additions, Embassy Suites also determines the commencement and completion deadlines on a project-by-project basis. If the franchisee will operate an eforea spa, it must be opened by the date specified by Embassy Suites, generally within 12 months after signing the Spa Amendment.
