What This Means (2025 FDD)
According to Embassy Suites' 2025 Franchise Disclosure Document, franchisees must maintain acceptable product quality ratings at their hotels and maintain the hotel in accordance with the brand's standards. These standards are detailed in Embassy Suites' standards manual. The brand may periodically require franchisees to maintain, replace, modernize, rehabilitate, and/or upgrade the hotel's furniture, furnishings, fixtures, finishes, equipment, fittings, signs, computer hardware and software, related equipment, supplies, and other items to meet then-current standards.
Embassy Suites may use specific renovation schedules as part of the standards, potentially under a Fixed Renovation Cycle Management (FRCM) program or a similar program. Franchisees are required to comply with any renovation schedule that applies to their hotel and are responsible for covering the costs of these renovations and any other changes necessary to maintain compliance with the standards.
In addition, franchisees must comply with brand standards regarding the purchase of products and services for use at the hotel. This includes furniture, fixtures, equipment, amenities, food and beverages, operating supplies, consumable inventories, merchandise, signs and graphics, uniforms, materials with logos, advertising materials, on-property guest materials, required systems, programs, services, and related computer and technology platforms. Franchisees must also install, display, and maintain signage displaying the brand name and other distinguishing characteristics in accordance with the brand's established plans, specifications, and standards.
