What This Means (2024 FDD)
According to Ella Cafe's 2024 Franchise Disclosure Document, the franchisee is indeed solely responsible for sourcing, hiring, and paying for the professional services required to complete the Coffee House design and build-out. While Ella Cafe will provide advice regarding construction and build-out as it deems appropriate, the onus is on the franchisee to manage and finance the necessary professional services. This includes ensuring that the Coffee House is constructed and built out according to Ella Cafe's standards and specifications for design, decor, and layout, as well as equipping the Coffee House with the required fixtures, furnishings, equipment, and signage.
This arrangement places a significant responsibility on the Ella Cafe franchisee, as they must identify, vet, and manage various service providers, such as architects, contractors, and designers. It also means the franchisee bears the financial risk associated with these services. However, it also allows the franchisee some flexibility in choosing service providers that best fit their budget and preferences, provided they adhere to Ella Cafe's standards.
Furthermore, the Ella Cafe franchisee is responsible for obtaining all necessary government approvals, zoning classifications, permits, licenses, and clearances related to the Coffee House. They must also ensure compliance with the Americans with Disabilities Act. This comprehensive responsibility highlights the importance of thorough planning and due diligence on the part of the franchisee during the design and build-out phase.
