What This Means (2025 FDD)

According to the 2025 Dq Treat FDD, the land title survey should include several details about existing improvements. The survey should show all existing trees, adjacent roadways, utility locations, power poles, building lines, and easements, whether recorded or apparent unrecorded. These features must be shown on or within 50 feet of the described property.

The survey should also indicate the condition of existing sidewalks, curbs, gutters, and adjacent streets. It should locate all public and private utility lines adjoining or serving the property, including size, type, manhole invert and rim elevation, direction of flow, utility pole identification numbers, valves, fire hydrants, traffic signal and street light poles, catch basins, and drainage structures. Specific utilities to be included are sanitary and storm sewers, natural gas, electrical, water, and telephone lines.

Furthermore, the survey needs to show street right-of-way lines and any proposed future dedications, as well as public roadways or right-of-ways adjacent to the surveyed property. Street medians or other left turn barriers should also be noted. The ownership, jurisdiction, name, and identification number of streets and highways must be included. The survey should provide design standards for off-site improvements like curb cuts, driveway approaches, new curbs and gutters, sidewalks, and curb and gutter elevations.

Finally, the survey must show the locations, dimensions, and type of all buildings on the surveyed property, indicating their location by the shortest dimension of the exterior boundaries and their relationship to any known setback lines. Any physical evidence of possible easements, such as roads, rights-of-way, railroads, drains, telephone, television cable service, telegraph or electric lines, water, sewer, oil or gas pipelines, driveways, and billboards, should be shown if they are on or run across the surveyed property and appear to serve the public or adjoining property owners. Any surface indications of underground easements, such as manholes, pipeline markers, sewer or drain outlets, and disturbed earth, on or near the surveyed property, must also be shown.
