What This Means (2025 FDD)

According to Dog Haus's 2025 Franchise Disclosure Document, a franchisee must submit demographic and other information regarding a proposed site and neighboring areas in the form prescribed by Dog Haus. After Dog Haus approves the site, the franchisee must promptly negotiate a lease and submit a copy of the proposed lease to Dog Haus, allowing at least 15 days for Dog Haus to confirm that the lease includes specific provisions outlined in Section 5.2 and that an Option to Obtain Lease Assignment has been executed in the form specified by Dog Haus. The franchisee must also provide Dog Haus with a lease abstract in the form prescribed by Dog Haus, no later than 180 days after the Effective Date.

This process is crucial because Dog Haus retains the right to approve both the site and the lease before the franchisee can proceed. The 15-day review period allows Dog Haus to ensure compliance with their standards and protect their interests. The franchisee cannot enter into any lease until Dog Haus provides written approval of both the site and the lease. This protects both the franchisee and the Dog Haus brand by ensuring the location meets the necessary criteria for success.

Furthermore, after the lease is executed, an addendum to Exhibit A must be completed and executed by both Dog Haus and the franchisee to formally identify the franchised location. This addendum likely serves as an official record of the approved location and integrates it into the franchise agreement. Franchisees are solely responsible for finding the location. Dog Haus may voluntarily assist in site selection, but is under no obligation to do so.

These requirements ensure that all Dog Haus locations meet the brand's standards and have the best chance of success. Franchisees should carefully follow the prescribed procedures and provide all required information to Dog Haus in a timely manner to avoid delays in the site approval process.
