What This Means (2025 FDD)

According to Degree Wellness's 2025 Franchise Disclosure Document, the standard franchise offering anticipates the premises to be between 1,800 and 2,400 square feet. This size expectation is factored into the estimated initial investment, particularly concerning lease-related expenses such as the security deposit. The FDD specifies that the security deposit estimate, ranging from $11,318 to $34,668, is based on the affiliate's recent experience and assumes a space within this size range.

This square footage range is a key consideration for prospective franchisees as it directly impacts real estate costs, leasehold improvements, and overall studio layout. The document advises that the actual costs may vary depending on factors such as the facility's location, cost per square foot, renovation costs, and any required maintenance fees. Franchisees should also inquire about the landlord's refund policy regarding the security deposit before signing the lease agreement.

Furthermore, the FDD mentions that leasehold improvements, which are expenses to improve the premises according to brand standards, can range from $138,952 to $384,621. These figures are influenced by whether the space is a "Dark Shell" or a "White Box," with the high end of the estimate accounting for tenant improvement allowances. Therefore, the size of the premises and its existing condition significantly affect the initial investment required to establish a Degree Wellness studio.
