- If we require, approve the terms of the lease for the premises of your Studio (Franchise Agreement – Section 3.1). You must lease the premises for the Studio within 180 days after signing the Franchise Agreement. We may terminate your Franchise Agreement if you do not sign your lease by this deadline. Generally, we do not own premises that are leased to Studios. Your lease must include the provisions required by the Franchise Agreement, or you must obtain our express written approval as to any variations or exclusions of such provisions in your lease.

What This Means (2025 FDD)
According to Degree Wellness's 2025 Franchise Disclosure Document, the lease for your studio premises must include provisions required by the Franchise Agreement. If there are any variations or exclusions to these required provisions, you must obtain express written approval from Degree Wellness. Degree Wellness generally does not own the premises that are leased to studios.
Before you open a Degree Wellness studio, the franchisor must approve the terms of the lease for your studio's location, if they require it. You are required to lease the premises for the studio within 180 days of signing the Franchise Agreement. Failure to sign the lease by this deadline may result in the termination of the Franchise Agreement.
The franchisor also has specific criteria for the studio site, including demographics, traffic patterns, parking, ingress and egress, the character of the neighborhood, competition, proximity to other businesses, size, appearance, and other physical and commercial characteristics. Degree Wellness requires the studio to be a minimum of 1,800 square feet and typically located in high-traffic strip malls. The franchisor will not unreasonably withhold approval of a site that meets their standards for general location and neighborhood, traffic patterns, parking size, layout, and lease terms.
