What This Means (2025 FDD)
According to the 2025 Crowne Plaza FDD, a franchisee undertaking a voluntary renovation must submit a post-renovation certification. This certification, referred to as "Certification Option B," requires an inspection of the "as-built conditions" after the renovation is complete. The certification must be signed by the franchisee.
The purpose of this certification is to ensure compliance with accessibility standards, particularly those related to the Americans with Disabilities Act (ADA). These standards include the 1991 and/or 2010 ADA Standards for Accessible Design, as well as other applicable accessibility requirements and the InterContinental Hotels Group Design & Construction standards.
This requirement applies specifically to voluntary renovations, distinguishing it from the certification requirements for newly constructed hotels or renovations mandated for relicensing, conversions, brand changes, or changes of ownership. In those other cases, additional or different certifications may be required. Specifically, newly constructed hotels must submit both a pre-construction certification and a post-construction certification.
