Answer from 2024 FDD Document

Neither we nor our affiliates generally own the sites at which Restaurants are operated, which means you will be negotiating with independent third parties relating to the lease, sublease, or purchase of the site for your Franchised Restaurant. (Franchise Agreement Sections 3.02 and 3.03).

What This Means (2024 FDD)

According to Crisp & Green's 2024 Franchise Disclosure Document, franchisees will typically be responsible for securing their own locations. Crisp & Green does not generally own the sites where Crisp & Green restaurants are operated. This means that franchisees will likely be negotiating with independent third parties to lease, sublease, or purchase the location for their franchise.

Before a franchisee can negotiate a lease, sublease, or purchase agreement, they must first submit a proposed site to Crisp & Green for approval. Crisp & Green will then review the site and make a decision regarding its suitability. The franchisee must provide the lease, sublease, or purchase agreement to Crisp & Green for their consideration and approval before signing any agreements. While Crisp & Green may offer assistance in negotiating a lease or sublease in some cases, they are not obligated to do so.

If the franchisee chooses to lease the site, the lease terms must be reasonably acceptable to Crisp & Green. Additionally, the franchisee and the landlord will be required to execute Crisp & Green's standard lease addendum. The FDD also states that Crisp & Green will evaluate each proposed site based on the market area, population density and other demographic characteristics, visibility, traffic flow, competition, accessibility, parking, size, and other physical and commercial characteristics. In general, Crisp & Green believes that ideal sites for Restaurants are between 2,000 – 2,500 square feet, are located in an upscale urban or suburban multi-tenant development, are located on a building end-cap, have a patio, and have plentiful free parking spaces.
