Pre-opening Obligations
Before you open your Crepe de licious Franchise, we (or our designee(s)) will provide the following assistance and services to you:
- 1 Provide site selection guidelines and criteria, and provide site selection assistance to determine an acceptable location for your Crepe de licious Franchise (See Franchise Agreement – Section 7.01).

What This Means (2025 FDD)
According to Crepe De Licious's 2025 Franchise Disclosure Document, as part of the pre-opening obligations, Crepe De Licious will review your lease agreement for the Restaurant or Kiosk. This review is to ensure that the lease terms contain the required provisions and meet the minimum standards set by Crepe De Licious. Additionally, Crepe De Licious must review and authorize the final lease for your Restaurant or Kiosk.
This service is a benefit to prospective franchisees as it helps ensure that the lease agreement aligns with Crepe De Licious's requirements, potentially preventing issues or conflicts later on. Franchisees should still carefully review the lease themselves and seek independent legal advice, as Crepe De Licious's approval does not guarantee the suitability of the site or any specific level of sales, revenues, or profits.
While Crepe De Licious offers site selection guidelines and assistance, the franchisee ultimately has the final responsibility for choosing, obtaining, and developing the site. The franchisor's approval indicates only that the site meets the minimum requirements for a Crepe De Licious Restaurant site. Franchisees should consider factors such as location, neighborhood, traffic patterns, visibility, parking facilities, size, lease, and zoning when selecting a site.
