What This Means (2025 FDD)
Based on the 2025 Crepe De Licious Franchise Disclosure Document, there is no explicit instruction on when a franchisee should sign a lease agreement. However, the document does state that if a transfer of a franchise is to occur, the landlord must consent to transfer the lease to the proposed transferee. This implies that a lease agreement is a necessary component of operating a Crepe De Licious franchise, but the timing of signing the lease is not specified.
Item 22 discusses several agreements, including the Franchise Agreement, Territory Reservation Agreement, Management Agreement, System Protection Agreement, and Franchise Disclosure Questionnaire. While these agreements are discussed, the lease agreement is not mentioned in terms of when it should be signed.
A prospective Crepe De Licious franchisee should ask the franchisor about the lease agreement terms and when the lease agreement should be signed in relation to other agreements and milestones in the franchise process. It would be prudent to understand the typical lease terms, the franchisor's role in lease negotiation, and any requirements or approvals needed from Crepe De Licious regarding the location and lease terms.
