For a Crepe De Licious Franchised Restaurant, what must an Area Developer do with the lease before execution?
Crepe_De_Licious Franchise · 2025 FDDAnswer from 2025 FDD Document
For each Franchised Restaurant to be developed hereunder, if Area Developer will occupy the premises from which the Franchised Restaurant will be operated under a lease or sublease, Area Developer shall, prior to execution of such lease, submit the lease to Franchisor for its review and approval; provided, however, if pre-submission to Franchisor is not possible, then Area Developer may sign the lease only on the condition, agreed to in writing by the lessor, that the lease shall become null and void if Franchisor does not approve such lease.
Franchisor's approval of the lease or sublease may be conditioned upon the inclusion of such provisions as Franchisor may reasonably require, including, without limitation, the terms and conditions set forth by Franchisor in the Manuals or otherwise in writing from time to time.

What This Means (2025 FDD)
According to the 2025 Crepe De Licious Franchise Disclosure Document, if an Area Developer plans to lease or sublease the premises for their Franchised Restaurant, they must submit the lease to Crepe De Licious for review and approval before signing it. However, if pre-submission is not feasible, the Area Developer can sign the lease, but only if the lease includes a written condition, agreed to by the lessor, that it will become void if Crepe De Licious does not approve it.
Crepe De Licious's approval of the lease or sublease may depend on including specific provisions that the company reasonably requires. These provisions could include terms and conditions outlined in the manuals or provided in writing by Crepe De Licious from time to time.
This requirement ensures that the location and lease terms align with Crepe De Licious's standards and protects their brand. It is a common practice in franchising to maintain consistency and protect brand image. Prospective franchisees should carefully review all lease terms and conditions with Crepe De Licious to avoid potential issues or delays in opening their Franchised Restaurant.
