What This Means (2025 FDD)

According to Crepe De Licious's 2025 Franchise Disclosure Document, when evaluating a location for a franchised restaurant, several factors are taken into account. These include the location itself, the surrounding neighborhood, traffic patterns, visibility, parking facilities, the size of the location, the terms of the lease, and zoning regulations. Crepe De Licious typically prefers its businesses to be situated in busy malls, but outside the food court area, aiming for a quieter and more relaxed setting.

Crepe De Licious will consult with prospective franchisees on current site selection guidelines and provide counseling. However, the final responsibility for choosing, obtaining, and developing the site rests with the franchisee. The franchisor's approval of a site only indicates that it meets the minimum requirements and does not guarantee the site's suitability or potential profitability.

Under the Area Development Agreement, franchisees must submit required documents for each proposed site. Crepe De Licious retains the sole discretion to approve or disapprove the location. Securing a lease or binding agreement for the purchase of the approved site on terms acceptable to Crepe De Licious is also mandatory. Failure to secure an acceptable site within the specified time frames can result in default of the agreement, potentially leading to termination.
