What This Means (2025 FDD)
According to Creative World School's 2025 Franchise Disclosure Document, if a franchisee chooses to lease a site from someone other than Creative World School, Creative World School may require that the lease contain specific provisions. These provisions can include one that allows the lessor to provide Creative World School with any revenue and other information related to the operation of the franchisee's school, as requested by Creative World School.
Before signing a lease agreement with a third-party lessor, a Creative World School franchisee must deliver copies of the proposed lease agreement and related documents to Creative World School for approval. The franchisee must also ensure that both they and the lessor sign Creative World School's current form of Conditional Assignment of Lease Agreement, referred to as the "Lease Assignment." The franchisee is responsible for providing the lessor with Creative World School's Lease Assignment forms at the start of lease discussions.
Creative World School requires franchisees to obtain approval of the site lease, including any renewals, before signing. Franchisees must also provide Creative World School with a copy of the signed lease and the Lease Assignment within 15 days of execution. Franchisees are prohibited from signing any lease or lease renewal without obtaining the Lease Assignment signed by the lessor. These requirements ensure Creative World School maintains some control and access to information regarding the franchised location, even when the site is not leased directly from them.
