What This Means (2025 FDD)
According to Creative World School's 2025 Franchise Disclosure Document, the franchisor's approval of a lease for a school site indicates that they believe the lease terms fall within the acceptable criteria established at the time of approval. This means Creative World School has reviewed the lease and found it meets their standards for factors like cost, length, and other key terms. However, this approval does not constitute a guarantee of the lease's suitability or the site's success.
Creative World School requires franchisees to submit a copy of the proposed lease and related documents before signing. This allows the franchisor to ensure the lease contains provisions that protect their rights, particularly in the event of a franchise termination. Specifically, Creative World School uses a standard form of Conditional Assignment and Assumption of Lease, which allows them to take possession of the site and operate the school if the Franchise Agreement is terminated early.
Prospective franchisees should understand that while Creative World School's lease approval is a necessary step, it is not a substitute for their own due diligence. Franchisees should carefully review the lease terms with legal and financial advisors to ensure they are comfortable with the obligations and risks involved. Additionally, franchisees must provide Creative World School with a copy of the signed lease within 15 days of its execution.
