What This Means (2025 FDD)
According to Crave's 2025 Franchise Disclosure Document, the sublessor and its agents have the right to enter the property under certain circumstances. Specifically, the sublessor can enter the property at all reasonable times for the purpose of inspecting it.
Additionally, the sublessor may enter the property to maintain the building where the premises are located. This includes making repairs to the property, whether the sublessor is obligated to do so or simply elects to make them.
The sublessor can also enter the property to post notices of non-responsibility for alterations, additions, or repairs. Finally, the sublessor can enter the property for any other reason they find appropriate.
This clause grants the sublessor broad access rights to the property, which a prospective Crave franchisee should consider carefully. It is important to understand what constitutes a 'reasonable time' and what types of reasons the sublessor might deem 'appropriate' for entry, as these terms are not explicitly defined in the agreement.
