What This Means (2025 FDD)

According to Crave's 2025 Franchise Disclosure Document, a tenant must submit Certificates of Insurance and endorsements to the Landlord no later than thirty (30) days after the actual Rent Commencement Date. These certificates serve as evidence of the tenant's compliance with the insurance requirements outlined in the franchise agreement.

The Certificates of Insurance must include specific information, such as the name and address of the insurer, the policy number and coverage dates, and the name, address, telephone number, and signature of the authorized person providing the certificate. The certificate must also verify the required insurance coverage and, where permitted by law, list certain parties, including Wal-Mart Stores, Inc. and its affiliates, as additional insureds. Additionally, the insurer must waive subrogation in favor of the Landlord and its affiliates and subsidiaries, and the insurance policies must be primary, non-contributory, and not in excess of any insurance the Additional Insured has available to it.

Crave also requires that at least ten (10) days before construction and/or improvement of your Franchised Business begins, and thereafter no fewer than thirty (30) days prior to the expiration of any such policy, you shall deliver to us Certificates of Insurance evidencing the existence and continuation of proper coverage with limits not less than those required hereunder, and you must deliver to us evidence of the waiver. This ensures that Crave is protected from potential liabilities and losses associated with the operation of the franchise. Failing to maintain the required insurance constitutes a material breach of the lease agreement, potentially leading to penalties or termination of the franchise agreement.
