Is there a limit to the number of agents a Counselor Realty franchisee can have to receive leads?
Counselor_Realty Franchise · 2025 FDDAnswer from 2025 FDD Document
Leads created off Counselor Realty, Inc.'s website for listings in the region where your franchised office is located will be provided and directed to your Office; provided, however, that if the lead is for a listing that is listed by one of our franchisee's agents or one of Counselor Realty, Inc.'s agents, such lead will be directed to such agent, if that agent has elected to create a Counselor Realty web page/subdomain. If there is more than one franchisee in the region (distinct areas served by the same MLS system, or its equivalent), those leads will be shared and/or split between the affected franchisees, as determined by Counselor in its sole discretion. We may take into account office locations, number of agents, types of leads or any other rational means to distribute leads.

What This Means (2025 FDD)
According to Counselor Realty's 2025 Franchise Disclosure Document, the number of agents a franchisee has can be a factor in lead distribution. Leads generated from Counselor Realty's website for listings within the franchisee's region are directed to the franchisee's office. However, if a lead is for a listing by one of Counselor Realty's or a franchisee's agents who has a Counselor Realty webpage/subdomain, the lead goes to that agent.
If multiple franchisees operate in the same region, Counselor Realty determines how leads are shared or split between them. In making this determination, Counselor Realty may consider several factors, including the number of agents in each office. This implies that having more agents could potentially influence the number of leads a franchisee receives, although the document does not specify a maximum number of agents.
This policy means that a Counselor Realty franchisee's ability to attract and retain agents can directly impact their lead flow. While there's no stated limit, the number of agents is a factor Counselor Realty can use to determine lead distribution, alongside office locations and lead types. Prospective franchisees should discuss with Counselor Realty how lead distribution is managed in areas with multiple franchisees and how the number of agents in an office affects lead allocation.
