What This Means (2025 FDD)
According to Counselor Realty's 2025 Franchise Disclosure Document, franchisees are required to pay a Continuing Agent Fee. Counselor Realty will send an invoice at the beginning of each month for the amount due for that month. The franchisee must then pay the invoiced amount on or before the 20th day of that month.
The Continuing Agent Fee is calculated based on the number of licensed agents operating through the franchisee's office. The Base Monthly Fee covers the first five agents. For the sixth through 15th agents, the fee is $53 per agent. For the 16th through 35th agents, it is $37 per agent, and for the 36th and each additional agent, the fee is $32 per agent. For example, if a franchisee has 50 agents, the Continuing Agent Fee would be $1,750.
The number of agents operating through the office is determined by the number of licensed agents listed with the Minnesota Department of Commerce on the first day of the month. This fee applies to agents operating from the main office, as well as any Additional or Extension Offices. This means that franchisees need to carefully track their agent count to ensure accurate payment of the Continuing Agent Fees, and be prepared for these ongoing monthly costs.
