What This Means (2025 FDD)
According to Counselor Realty's 2025 Franchise Disclosure Document, the Franchise Policy Guidelines are subject to change by Counselor Realty. Item 22, section (f) states that franchisees must comply with changes that Counselor Realty makes to the Franchise Policy Guidelines, System and standards, even if additional investment or expenditures are required.
Item 1 also mentions that Counselor Realty may make changes in the System, Marks, authorized products, and services. As a result, franchisees may have to change the manner in which they operate their Business and make additional investments in the franchised Business periodically during the term of the franchise if Counselor Realty makes changes, or if the Business's equipment or facilities wear out or become obsolete, or for other reasons.
Item 17, Section 13.2 further clarifies that while there are generally no modifications to the agreement, the Franchise Policy Guidelines and licensed Marks are subject to change by Counselor Realty. This means that while the core Franchise Agreement remains relatively stable, Counselor Realty retains the right to update the operational guidelines and branding elements under which franchisees must operate.
