The franchise described in this Franchise Disclosure Document is a license to operate one "Counselor" business ("Business") at a single location you choose (and to which we consent) (the "Office") within the Territory, which provides residential and commercial real estate brokerage services to customers at any location. What This Means (2025 FDD)
According to Counselor Realty's 2025 Franchise Disclosure Document, the franchise allows you to provide residential and commercial real estate brokerage services to customers at any location. However, the franchise is for a single location that you choose, called the "Office", within a designated geographic area or "Territory".
While you can serve customers anywhere, Counselor Realty does not grant exclusive territories. This means that other franchisees or franchisor-owned outlets can compete within your territory, and you can provide services in other franchisees' territories. Counselor Realty itself can also operate or license others to operate within your territory. Your rights to the territory depend on maintaining an agreed-upon minimum number of sales agents and paying continuing agent fees.
You can also apply to open additional offices outside your designated territory, called "Extension Offices", by submitting a request to Counselor Realty and paying a one-time fee of $750 for each location. Counselor Realty must consent to the Extension Office, and you must agree on a minimum number of sales agents for that location. If approved, Extension Offices must comply with the Franchise Agreement and System standards. However, you won't receive territorial protections for Extension Offices, and Counselor Realty or other licensees can operate nearby. Maintaining the minimum number of sales agents is crucial; failure to do so can lead to the closure of the Extension Office or termination of the Franchise Agreement.
