What This Means (2025 FDD)

According to Counselor Realty's 2025 Franchise Disclosure Document, if Counselor Realty consents to the opening of an Extension Office, that office must comply with all requirements of the Franchise Agreement and the then-current System standards.

To open an Extension Office, a franchisee must submit a request to Counselor Realty that describes the location of the proposed Extension Office and any additional information Counselor Realty may require. The franchisee must also pay a one-time fee of $750 for each Extension Office location. After Counselor Realty receives the Extension Office Application Materials and the one-time fee, Counselor Realty has 30 days to review the application and notify the franchisee whether or not Counselor Realty consents to the opening of the Extension Office location. Counselor Realty's consent is contingent on the franchisee and Counselor Realty reaching a mutual agreement as to the minimum number of sales agents that will operate from the Extension Office.

Furthermore, if Counselor Realty consents to any Extension Office locations, the franchisee must maintain the mutually agreed-upon minimum number of sales agents operating from such Extension Office, one of whom must be a supervising broker. The minimum number of sales agents required for an Extension Office is separate from and in addition to the minimum number of sales agents required at other office locations. Failure to maintain the minimum number of sales agents may result in Counselor Realty requiring the franchisee to close the Extension Office or terminate the Franchise Agreement. If the Extension Office is closed, the franchisee must stop using Counselor Realty's marks and system, pay all sums due, and remove all distinctive elements to eliminate similarity to other Counselor Realty businesses. Also, Counselor Realty will no longer list the Extension Office on its website.
