What does the Design Development Plan for a Corner Bakery Cafe include?

According to Corner Bakery Cafe's 2025 Franchise Disclosure Document, the Design Development Plan includes a schematic space plan layout and exterior elevations showing desired branding. This plan is prepared by an architect or planner engaged by Corner Bakery Cafe after the site has been approved and the franchisee has completed due diligence as required in the Corner Bakery Cafe Operations Manual. The franchisee is responsible for reimbursing Corner Bakery Cafe for the cost of preparing the Design Development Plan, which includes a $5,000 base price plus add-ons based on the complexity of the project. This reimbursement is non-refundable.

Following the completion of the Design Development Plan, the franchisee must engage an Approved Architect to develop Plans and Specifications for building permit submittal based on the Design Development Plan. Additionally, the franchisee must engage an Approved Branding Vendor to develop a Branding Plan for the exterior of the Franchised Cafe. The franchisee must then submit the final Plans and Specifications and Branding Plan to Corner Bakery Cafe for approval before starting construction.

All prototype and modified Plans and Specifications and Branding Plans for the Franchised Cafe remain the sole and exclusive property of Corner Bakery Cafe, and the franchisee cannot claim any interest in them. The franchisee is responsible for obtaining all necessary design approvals for the Plans and Specifications and Branding Plan, including approvals from the landlord, municipality, and any other approving parties. This process ensures that each Corner Bakery Cafe maintains the brand's uniform design and standards, while also complying with local regulations and requirements.
