What constitutes an 'Accepted Site' for a Corner Bakery Cafe franchise?

According to Corner Bakery Cafe's 2025 Franchise Disclosure Document, an 'Accepted Site' is a location that Corner Bakery Cafe has approved in writing for a franchise. The franchisee is responsible for finding a location and submitting a site application, which includes a description of the proposed site, a market feasibility study, and a letter of intent. Corner Bakery Cafe then has 30 days to respond in writing with their decision. If Corner Bakery Cafe does not respond within 30 days, the site is considered rejected.

Corner Bakery Cafe's acceptance of a site can be subject to certain conditions, which they determine at their discretion. Even after Corner Bakery Cafe accepts a site, the franchisee acknowledges that this acceptance doesn't constitute a warranty or representation about the site's suitability or potential profitability. The franchisee is responsible for conducting their own independent investigation to determine if the site is suitable for a Corner Bakery Cafe.

Once a site is accepted, the franchisee must acquire a 'Possessory Interest' in the site by the Site Acquisition Deadline, which means either obtaining a lease that Corner Bakery Cafe approves or acquiring full ownership of the site. After obtaining a Possessory Interest, the franchisee can begin construction of the Corner Bakery Cafe. Corner Bakery Cafe must designate the Accepted Site as the Franchised Location in Appendix A after the Possessory Interest has been acquired.

Prospective franchisees should be aware that Corner Bakery Cafe may refuse a site if the franchisee does not demonstrate sufficient financial capabilities to properly develop, operate, and maintain the proposed franchised cafe. Franchisees are required to furnish financial statements and other information to Corner Bakery Cafe to prove their financial capabilities.
